MERS continues to spearhead efforts to increase industry adoption of eNotes by:
As part of System Release 25.1, which will be deployed on June 22, 2025, the MERS eRegistry will remove the SSN/TIN attribute from eNote registration requirements. This change is intended to align our process with the industry standard, as SSN/TIN is not present on a note/enote. Currently, lenders are providing SSN/TINs to their eVault provider solely for eNote registration purposes despite the fact that eVault providers have no use for the SSN/TIN. The display field of SSN/TIN will be eliminated from MERS eRegistry and all corresponding SSN/TIN data will be deleted.
The MERS Rule 14 Submission Tool ("Rule 14 Tool") was recently enhanced with a new passcode login feature to ensure that only authorized users can access the Rule 14 Tool using the links in the email notifications sent to a Member.
The Rule 14 Tool was developed to assist Members with complying with notifying MERS related to certain Legal Filings served on MERS. Rule 14 requires Member to “Within 28 days of receiving the Legal Filing from MERSCORP, the Member shall acknowledge its receipt, confirm or contest indemnification, and either (1) provide MERSCORP with contact information for the internal contact and outside counsel (if retained) that will defend the MERS Entity or (2) inform MERSCORP of its determination to not answer, contest, or otherwise respond to the Legal Filing.” The link is only included in emails sent from the Helpdesk to Members for mail that falls into certain categories that require a Rule 14 response. Please consider using the Rule 14 Tool if applicable to mail received from MERSCORP that requires a Rule 14 response from you if you are not currently doing so.
The new passcode process is straightforward—you receive an email from the Rule 14 Tool, click the link in the email, arrive at the Rule 14 Login page, click Send Passcode, receive another email with your passcode, enter the passcode to complete your login, and then review the document related to your loan.

MERSCORP Holdings, Inc. understands that many MERS System Members rely on computer automation to optimize their efficiency and productivity with limited resources. We encourage and support Member use of Automation through the existing Flat-File and XML interfaces. But the MERS System User interface, available at mersonline.org, is provided solely for manual transaction processing.
Key points regarding use of Automation to access or transact with MERS System:
The next draft of the MERS System Procedures Manual will include language to expressly prohibit the use of Automation through the MERS System User interface. Please contact our Product Team if your organization is currently running Automation through the MERS System User interface.
