Significant growth in MERS eRegistry ecosystem

MERS eRegistry continues to experience impressive growth, with over 600 active organizations now live. In 2025 alone, 32 new organizations joined the ecosystem, underscoring the industry's confidence in this essential tool for digital mortgages. The ecosystem is diverse and robust, comprising key stakeholders, including 269 originators, 194 IMBs, 46 warehouse lenders, 39 investors, 29 servicing agents, 12 subservicers, 12 eVault providers, 9 FHLBs, and 7 custodians.

Notably, the network now includes the top four aggregators, fostering liquidity and facilitating seamless transactions in the secondary mortgage market. Check the MERS eRegistry participants page to see if your trading partners are ready to accept eNotes.

MERS 25.1 Major Release overview

MERS 25.1 Major Release on June 22, 2025 includes product enhancements for the MERS System, MERS eRegistry, and MERS RON Video Storage. Watch for an exclusive preview of the upcoming changes. During this one-hour session, you’ll get an in-depth overview of key features including:

Enhancing data privacy and streamlining MERS eRegistry processes

As a requirement to reduce personally identifiable information (PII), improve operational efficiencies, and limit data risk on MERS System and MERS eRegistry, we’re proud to announce significant updates to MERS eRegistry in Release 25.1:

  • SSN/TIN will no longer be required during the eNote Registration process
  • Duplicate detection logic will be updated to function without SSN/TIN
  • Change Data submission requirements involving SSN/TIN will be removed
  • All previously stored SSN/TIN data will be permanently purged from MERS eRegistry
  • SSN/TIN fields will be removed from the user interface and will no longer be searchable
  • XML Inquiry Request/Response messages will no longer include SSN/TIN elements
  • System messages and error responses referencing SSN/TIN will be revised accordingly

These changes reflect our ongoing commitment to protecting borrower PII , reducing unnecessary data exposure, and simplifying the registration process for all participants.

Important update: MRE (Member Reconciliation Extract) Encryption

Beginning with Release 25.1, the MERS System will require Members to enable MRE Encryption to receive full, unmasked Borrower SSN in their Member Reconciliation Extracts (MREs).

With Release 25.1, the updated MERS System Procedures Manual will now require reconciliation of only the last four digits of the SSN, so MERS members do not need full SSN to meet MERS requirements.

If a Member does not require full SSN for any other purpose, they should deselect the “Unmasked MRE SSN” option in their Member Profile. This will ensure SSNs are masked in future MREs.

Members who still need full SSNs in MREs for their own internal processes must enable MRE Encryption by uploading their OpenPGP public key to the Public Key field in their Member Profile before Release 25.1 goes live. See the MRE Quick Reference Guide on our Member website for OpenPGP key-pair requirements and instructions for enabling MRE Encryption.

Once Release 25.1 is in production, any Org ID that has not enabled MRE Encryption will automatically receive masked SSNs in their MREs. Members can only re-enable unmasked SSN by uploading their OpenPGP public key and choosing MRE Encryption.

Key Reminders:

  • MERSCORP cannot decrypt a Member’s encrypted MRE files
  • MERSCORP does not retain unencrypted versions of MREs
  • MERSCORP cannot regenerate past MREs once they are created

In short: Members will not be able to receive full, unmasked SSNs in their MREs unless they have added a valid OpenPGP public key to their Org ID.

Available MERS Training Resources

The Member website offers users of MERS System and eRegistry a wide array of instructional material to help them use our products and services correctly and efficiently. Whether you are a new user looking to become familiar with our products or an experienced user who needs a quick refresher on a specific transaction, function, or topic, we have you covered.

Users log on to the Member website using the same credentials they use to access the MERS System or MERS eRegistry Production environments. If you are already logged into either application, you should not need to enter your login credentials when accessing the site in the same browser session.

Popular training resources available from the Member website include the following:

  • Training Resources by Membership: Provides users with a catalog of available training material applicable to their organization’s MERS membership, allowing them to quickly get the self-help they need to complete just about any MERS System task.
  • Quick Reference Guides (QRGs): A collection of 50+ job aids that provide step-by-step instructions for processing a specific transaction on MERS System or eRegistry.
  • On-Demand Training: Our on-demand training is available through the ICE Mortgage Technology Academy with classes covering use of the MERS System, eRegistry, and Corporate Resolution Management System (CRMS). As a user completes an online class, their progress is tracked, allowing them to complete a class at their convenience and as their schedule permits.
  • User Manuals (MERS System & eRegistry): Our user documentation includes our Procedures, Online User Guides, Reports Handbook, and Technical Integration Handbooks. Most of the answers to your MERS related questions can be found in our user documentation.
  • Webinars: MERS webinars help you learn about the business concepts, processes, and best practices related to the MERS products and services.
