Industry adoption

MERS continues to spearhead efforts to increase industry adoption of eNotes by:

  • Leading the efforts of the MISMO eVault/eDoc Interoperability Community of Practice, with our own Rachel Zaputil as chair.
  • Supporting MISMO’s efforts toward advancing SMART Doc V3 adoption with Harry Gardner as co-chair of the Verifiable SMART Doc development workgroup.
  • Refining our Secured Party functionality for Ginnie Mae while ensuring the existing functionality continues to meet the needs of warehouse lenders and the Federal Home Loan Banks.
  • Continuing discussion on true batch processing for MERS eRegistry transfers, to ensure that all participants are set for success in supporting increased adoption.
  • Continuing MERS eRegistry support for SMART Doc v1.02 eHELOC adoption with registrations and transfers, as the industry grows nearer to production operation.
  • Providing valuable sessions on eNote adoption and a MERS Roundtable at the upcoming ICE Experience 2025 conference in Las Vegas, March 9-12.

System Release 25.1 updates

As part of System Release 25.1, which will be deployed on June 22, 2025, the MERS eRegistry will remove the SSN/TIN attribute from eNote registration requirements. This change is intended to align our process with the industry standard, as SSN/TIN is not present on a note/enote. Currently, lenders are providing SSN/TINs to their eVault provider solely for eNote registration purposes despite the fact that eVault providers have no use for the SSN/TIN. The display field of SSN/TIN will be eliminated from MERS eRegistry and all corresponding SSN/TIN data will be deleted.

New passcode feature added to MERS Rule 14 submission tool

The MERS Rule 14 Submission Tool ("Rule 14 Tool") was recently enhanced with a new passcode login feature to ensure that only authorized users can access the Rule 14 Tool using the links in the email notifications sent to a Member.

The Rule 14 Tool was developed to assist Members with complying with notifying MERS related to certain Legal Filings served on MERS. Rule 14 requires Member to “Within 28 days of receiving the Legal Filing from MERSCORP, the Member shall acknowledge its receipt, confirm or contest indemnification, and either (1) provide MERSCORP with contact information for the internal contact and outside counsel (if retained) that will defend the MERS Entity or (2) inform MERSCORP of its determination to not answer, contest, or otherwise respond to the Legal Filing.” The link is only included in emails sent from the Helpdesk to Members for mail that falls into certain categories that require a Rule 14 response. Please consider using the Rule 14 Tool if applicable to mail received from MERSCORP that requires a Rule 14 response from you if you are not currently doing so.

The new passcode process is straightforward—you receive an email from the Rule 14 Tool, click the link in the email, arrive at the Rule 14 Login page, click Send Passcode, receive another email with your passcode, enter the passcode to complete your login, and then review the document related to your loan.

Other highlights of the new passcode feature:

  • A passcode is specific to the user to whom it was issued and grants that user access to the mail document that needs to be reviewed.
  • A passcode expires 15 minutes from the time it was sent to the user’s work email address.
  • There is an option to delegate the login to a designated team member's email address, and they would receive a new email notification to request their own passcode to access the document.
  • Emails sent by the Rule 14 Tool are sent from the email address [email protected].
    • If you are not receiving email from the Rule 14 Tool, check the spam or junk folders of the program you use to read email.
    • As a best practice, Members should add @mersinc.org and @ice.com to their list of trusted email domains to ensure they receive communications concerning their MERS System membership.

Computer automation not supported on MERS System user interface

MERSCORP Holdings, Inc. understands that many MERS System Members rely on computer automation to optimize their efficiency and productivity with limited resources. We encourage and support Member use of Automation through the existing Flat-File and XML interfaces. But the MERS System User interface, available at mersonline.org, is provided solely for manual transaction processing.

Key points regarding use of Automation to access or transact with MERS System:

  • Member Automation is only supported through the Flat-File and XML interfaces.
  • Member Automation (for example, automated software “bots”) should never be used to access the User interface and is not a supported method for accessing or transacting with MERS System.
  • Third-party providers of MERS System Automation are required to maintain an active MERS System membership. They are normally identified as “Patron” Members with the “Vendor” Line of Business.
  • A Member is not permitted to provide its user credentials to any third-party, including Vendors. A Vendor must access MERS System using its own Org ID.

The next draft of the MERS System Procedures Manual will include language to expressly prohibit the use of Automation through the MERS System User interface. Please contact our Product Team if your organization is currently running Automation through the MERS System User interface.

Available MERS Training Resources

The Member website offers users of MERS System and eRegistry a wide array of instructional material to help them use our products and services correctly and efficiently. Whether you are a new user looking to become familiar with our products or an experienced user who needs a quick refresher on a specific transaction, function, or topic, we have you covered.

Users log on to the Member website using the same credentials they use to access the MERS System or MERS eRegistry Production environments. If you are already logged into either application, you should not need to enter your login credentials when accessing the site in the same browser session.

Popular training resources available from the Member website include the following:

  • Training Resources by Membership: Provides users with a catalog of available training material applicable to their organization’s MERS membership, allowing them to quickly get the self-help they need to complete just about any MERS System task.
  • Quick Reference Guides (QRGs): A collection of 50+ job aids that provide step-by-step instructions for processing a specific transaction on MERS System or eRegistry.
  • On-Demand Training: Our on-demand training is available through the ICE Mortgage Technology Academy with classes covering use of the MERS System, eRegistry, and Corporate Resolution Management System (CRMS). As a user completes an online class, their progress is tracked, allowing them to complete a class at their convenience and as their schedule permits.
  • User Manuals (MERS System & eRegistry): Our user documentation includes our Procedures, Online User Guides, Reports Handbook, and Technical Integration Handbooks. Most of the answers to your MERS related questions can be found in our user documentation.
